Selling Your Sherwood Area Home in the Spring Season, 2009

The Spring tends to mark the real estate season, but really in today's market it's more of a 24/7/365 thing.  As agents we can tell you in this market, it takes a full time commitment, all year around to get homes from sale to sold.  Especially when there are so many homes available to choose from.

The following home selling tips will be more than helpful, they will give you a leading advantage in preparing your Sherwood area home for sale in the 2009 spring season. The first thing you have to think about is "Spring Cleaning":  Focus on every single area of your home, inside and out.  This will need to include cleaning windows, scrubbing kitchens and bathrooms until the sparkle, and cleaning floors and carpets. 

An organized home stands out:  Clean out all the closets, built-ins and cabinets.  If you look like you have a potential problem with storage, the homebuyer will think they too will have a potential problem with storage.  If necessary, consider renting a storage unit.  This is also a good time to make the donation piles, prepare for a garage sale or even rent a dumpster.  You don't want to move the extra stuff, so it's also important to not have the extra stuff get in the way of the most successful sale possible.

Fix the little things:  After your home is clean and organized, take a good look around and see if there is anything else that needs improved.  This does not mean you have to spend money on major remodels, rather addressing needs for necessary maintenance such a caulking around the bathtub, fixing a door that doesn't close properly, a drip in the sink or tightening the knobs on the cabinetry for instance.

Who doesn't love fresh paint?: Paint is an inexpensive way to freshen up any home and make buyers feel the home is move-in-ready.  When selling a home, paint should be a neutral color.  You're target market is appealing to as many homebuyers as possible.  You may love your purple bathroom, but you don't want the potential buyer distracted about the fact that it's purple and missing the important things your home has to offer.  You may also want to consider painting the ceilings a white color, it will make the rooms feel much brighter.  A clean, brighter space will also make a room feel bigger.

Clear out personal items:  Some things homeowners don't think about all their personal items.  Several personal photographs or decor that relates to personal taste may make it difficult for buyers to see themselves living in the home.  Being that you're packing anyway, removing many of these personal items will allow a buyer to feel that this is the home for them.

CURB APPEAL is so important:  Curb appeal is one of the biggest parts of selling a home.  You only get one chance at a first impression.  When buyers drive by and don't get excited about the outside of your home, they won't be more excited to see the inside.  Mow your lawn, rake the yard, pull the weeds, add seasonal color, don't forget the pots outside, cleaning the sidewalks and driveway and tend to the overall landscape.  Remove any extra "stuff" in the yard... Toys, yard tools and so on.
