$8,000 Dollar homebuyer Tax-Credit good for Sherwood Oregon and surrounding area real estate.  That's right, this is a true CREDIT and not a loan!

The dust has settled and the stimulus package hammered out by House and Senate drops the repayment feature on the home buyer tax credit and raises it from the previous $7,500 to a generous $8,000 for those who purchase a home after January 1st 2009 and before December 1st 2009 and have not owned another home in the last 3 years.

Program Highlights:

  • First time home buyer - someone who did not own another main home at any time during the three years prior to the date of purchase. 
  • The new credit is $8,000 refundable tax.
  • The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000. 
  • Tax Credit reduces the buyer's income tax liability and does not require repayment.
  • Credit applies to purchase on or after January 1, 2009 before December 1, 2009.
  • Recapture rule applies - If you claim the credit, you must own the home for three years as primary residence.
  • Buyer is eligible for the credit if his/her income is no more than $75,000. Married couples who file a Joint return may have income of no more than $150,000.
  • Applying for the credit will be easy.  You're CPA or Tax Consultant will help you when you file.

It was a bummer that the original proposal did not get through. This would have really opened up the market for those sitting on the fence about purchasing.

Jason and Amber, I think the dropping of the repayment feature is fantastic.  I'm not sure a lot of real estate people were informing their clients that this $7,500 was more like an interest free loan.  Now, the $7,500 is a true credit!  Extending this until September 1 is also a great thing.  Let's hope this helps some people, who wouldn't otherwise be able to, get into a home this year.
