Creating a Space for Guests While Selling Your Home

Create a Cozy Guest Room... And be Staged to Sell!

Along with turkey, mistletoe, and gifts, the tradition of hosting guests is as much a part of the Holiday Season as overeating and college Bowl games.

Here are some quick tips from The Gardner Team to make your guest bedroom as cozy and welcoming as possible so they feel right at home, and you feel organized and staged to sell.

•  Start with a good bed. A firm full-size mattress beats a couch or a futon every time. Clean sheets, an extra blanket, and comfy pillows create the ideal sleeping situation while being appealing to the eye.

•  Provide a bureau or closet space (don't forget hangers) for unpacking. A few extra drawers or a bedside table could make a big difference to a guest who is far from home while setting the mood for your space.

•  Consider giving your guests some independence with an alarm clock, telephone, and TV. They can go to bed and wake up at their own leisure without relying on your schedule.

•  Collect samples of shampoos, lotions, soaps, and mouthwash for your guests. They may not need them, but they could be a life-saver if they've forgotten one of the basics.  Display them in a welcoming basket.  With the right attention to detail, useful necessities can double as nice focal point in a room.

•  Allow for some private time. Don't feel like you have to entertain them every minute of every day. Just like you, they need some down time. Provide books, magazines, or movies to watch in their room.

•  Give them a place to sit! We all get tired of sitting on the bed all the time, so if space permits, include a comfortable chair in the guestroom that "fits" your spaces in size, design and style.

•  Good lighting can make an otherwise blah room more welcoming. Be sure to include a lamp they can read by.

Fresh bedding and a simple lamp are the focal point of this room.  Notice the bench at the foot of the bed, a simple solution without overcrowding the space.  It offers functionality while providing additional seating.

 

What was once just white walls is now a warm space with a single accent wall.  Just a touch of paint and a few minutes of your time will go a long way and pay off for everyone in the end.

 

Sometimes you can get more out of just a home office.  A simple desk, a twin bed and a single piece of furniture fills this space.  Add a couple plants and the room comes to life.  If you don't have a head-board, fill the space with showy pillows and a coordinating piece of artwork.  Problem solved!

 

Less is more... Too many window treatments or not the right kind can make a room heavy and confused.  If it doesn't work, don't force it, take it down.  Placing some greenery near the window can work with the concept of drawing the outdoors in.  If your windows seem small or miss placed, no problem there's a fix for that too!
