Survey: Households Say Now is Good Time to Buy

More than three-quarters (78 percent) of potential first-time home buyers say that now is a good time to buy a home, despite widespread concern about the economy. Out of the 1,000 prospective U.S. first-time home buyers surveyed, 68 percent think now is a better time to buy than six months ago.

Prices are the driving motivation for potential first-time home buyers with more than eight of ten first-time home buyers (85 percent) saying they consider current home prices affordable and 73 percent citing that taking advantage of current prices is a major factor in their decision to buy. Interestingly, potential first-time buyers are still split between "being willing to consider an offer now" (42 percent) and "waiting for prices to go down before they seriously consider making a purchase" (48 percent).

For months we've been saying over and over that current pricing, rates, housing options and incentives, such as the First Time Homebuyer Tax Credit, USDA Loan Program and others are providing tremendous opportunities.  Without a doubt, this is a great time for first-time home buyers to get into the market.  The research for this survey also shows that while consumers still have concerns about the future of the economy, many are actively considering their options as we move into the spring selling season.

Among the survey's other key findings:

• Bargains in the marketplace are providing additional options for buyers to consider. 56 percent of potential first-time home buyers are considering purchasing a foreclosed or short sale home, and 63 percent are open to purchasing either a "fixer-upper" or "as-is" home.

• When asked to rate the features that they look for when choosing a home, price is the primary consideration with 87 percent saying this feature is "very important," followed closely by neighborhood safety (80 percent) and the condition of the home (71 percent).

• Having enough money for a down payment is a top concern of potential first-time home buyers as nearly half (46 percent) said they are "very worried" about the issue.

• Most respondents (86 percent) are in the market for single family homes.

Selling Your Home in the Spring: The spring time brings on a fever for getting outside, sprucing up the yards, spring cleaning and sellers putting their houses on the market.  This is also the time in real estate when record numbers of inventory hit the market as well.  We all know that today's market isn't short of homes available for sale, so if you're serious about selling you'll want make sure you're standing out from all your competition, in every way. 

Choosing the Right Realtor: Most Realtors provide a FREE CMA or Comparative Market Analysis.  This is critical prior to putting your home on the market.  Done correctly, it can offer you an in-depth look at the competition and homes sold directly in your criteria, a market stability report, your homes overall marketability and a direct pricing strategy among other things we will do to help you achieve your goals and get your home sold.  Choosing the right Realtor is your first most important step.  Here's your chance to interview and ask questions, see how well they know & understand the market and review in detail exactly how they propose to market and sell your home.

Outdoor Home-Staging:  There are many things you can do to prepare your home for sale that will pay off.  Curb appeal is very important to invest in... This is your 1st impression.  Even better, just a few hundred dollars can mean thousands to your bottom line in the end. Take advantage of getting started early, this is an opportunity to step it up and get it sold in the spring.  While there are many steps that need to be taken, one of the best places you can start is from the outside, in.  Not only will this get your neighbors in the mood, you'll be ready to lure prospective buyers to want to come through the front door.

• First things first... Clean up, sweep and pressure wash.
• Pay attention to your yards, side yards, patios, decks, porch and front door.  This should be immaculate.
• Clear all unnecessary clutter.  This goes for the garage as well - after all, it has to get done anyway, you're planning a move.  Rent a storage space or pod if necessary.  Pack up excess lawn furniture, boxes, etc.  The garage is part of the home, to many a very important part and they want to see it.
• Wash the windows and make them shine.  Remove or freshen up window planters.
• Keep your lawn and grass green, weeded, trimmed and freshly mowed.
• Cut back and prune the unkempt or overgrown.  Cut back any growth that blocks "windows" and remove or replace dead or dying trees, shrubs and plants.
• Add the charm - liven up the yard by adding "color" to flower beds, window planters or pots.  (Investing in flower pots is nice because this is something usually taken with you!!)
• Finnish off your yard by putting down some fresh bark dust!!

Spending just a little more: 

• Update exterior lighting fixtures with more decorative sconces. 
• Get a fresh look and feel with a new front door.
• If needed, replace the address numbers on the exterior of your home.
• Maybe it's time to consider a fresh coat of paint on the exterior or if you'd rather make the house pop with a fresh coat of paint on the trim, shutters and front door.
•  Add a few large accent rocks to the front landscape.

1. Turn down the thermostat.  Lowering it by just one degree can reduce heating energy costs by about 4%

Janet who has been with her since the beginning, Jermel, Lisa and Jennifer.  A tight-nit team of 5 that love what they do!  "No pun intended"

I picked up Gizmo this week after taking him in for his royal treatment and talked a bit with Brenda about her story.  She said, "this is an art-form.  We are stylists and are strict about quality."  As a loyal customer, I was not surprised when she said "Sherwood has grown with us.  Our business is repeat clientele and word of mouth."  Lucky for them they don't have to do much marketing.  They have a "buzz" going on about their business and are conveniently located in a great location right off 99W, beside other local shops and across from Home Depot.

Some of the special services they provide includes their "Spa" packages.  This is where you can pick an add-on of additional totally natural treatments for your pet.  For dogs with dry or itchy skin they recommend the mud bath and massage. It helps their pores, skin and coat.  I asked Jermel what dogs thought of this and he said "they LOVE the special attention."  He also shared "They love the pad treatments.  It's one of the dogs favorites!  They become very relaxed when their little pads are rubbed, not to mention it makes them soft"  He also shared that if it's your first time and maybe the owner or pet may be feeling nervous, they're happy to offer a tour of their facility, they're all stocked up on doggie treats and win the pets over with special attention. 

Jermel shared some tips for pet owners... Make sure to have a comb or brush on hand.  Grooming your pet at home and brushing their teeth once a day can help keep vet bills down.  This is also good time spent with you and your pet.  ALL the shampoos used and sold at Paws for Elegance are all natural.  This includes all products used in their spa packages as well.
