Rates on 30-year fixed-rate mortgages were near record lows this week as instability in financial markets overseas had investors seeking safety in bonds and mortgage-backed securities, Freddie Mac said in releasing the results of its Primary Mortgage Market Survey.

Rates were headed back up today, however, as renewed confidence in markets had investors moving funds back into riskier investments.

Freddie Mac's survey showed rates on conventional, conforming 30-year fixed-rate loans averaging 4.78 percent with an average of 0.7 point for the week ending May 27, down from 4.84 percent a week ago. That's the lowest rate since the 4.71 percent average during the week of Dec. 3.

The 15-year fixed-rate mortgage averaged 4.21 percent with an average of 0.7 percent, down from 4.24 percent a week ago and 4.53 percent at the same time a year ago. That's the lowest rate registered since Freddie Mac began tracking 15-year loans in August 1991.

The 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.97 percent, with an average 0.7 point, up from 3.91 percent a week ago and 4.28 percent last year.

The 1-year ARM averaged 3.95 percent with an average 0.6 point, down from 4 percent last week and 4.69 percent a year ago. That rate has not been lower since May 2004.

Freddie Mac Chief Economist Frank Nothaft said low rates make homes more affordable, softening the effect of the expiration of the federal homebuyer tax credit.

Thanks to all the bike lovers and dedicated runners, Portland Oregon has made the list of healthiest cities according to American College of Sports Medicine. 

A poll released this week from the American Fitness Index ranks Portland as the fifth fittest city in the country.  The ranking is based on 30 factors, including disease rates, lifestyle, and the number of people who eat their daily serving of fruits and vegetables.   The report found Portland's obesity rate is about 23 percent and its exercise rate is at 82 percent.

Washington, D.C. has been ranked No. 1 for the third year in a row.   Portland on the other hand ranked seventh in 2009 and increased its overall score in 2010.

Green Day Scrapbook Created by The Gardner Team

Among the list of accolades the Portland Metro area has received, being the nations "greenest city" is one that greatly defines the caring nature of the people you'll find here.  

With Sherwood being one of the most desirable suburbs, it's only natural that we contribute to the education and celebration of a better way of living.  As residents and Realtors of Sherwood, Gardner Team Real Estate values that the "Business of Old Town Sherwood (BOOTS)" has created an event where the residents of Sherwood can enjoy a fun day while at the same time adding to the quality of life people have come expect here.  This is after all the heart of our future and having this event at the heart of Sherwood in Old Town is a perfect touch. 

This Saturday, April 24th we celebrated Green Day in Old Town and with a few snapshots, I've put together an online scrapbook to remember the day. 

Committed to giving back and supporting our community, Gardner Team Real Estate was proud to sponsor one of the main events, the bike carnival in the U.S. Bank parking lot. We also partnered with our local bike shop Willamette Cycling in Sherwood where together we raffled off an awesome free-style bike which was on display inside Old Town US Bank the week prior and at The Gardner Team booth during the Green Day event.  The lucky winner will have their photo taken when they pick up their bike this week at our John L. Scott office.  We will be posting that here soon. 

We also gave away nearly 200 "green friendly" reusable shopping bags to people who came by our booth.  It was a fun day!

We received word from Montclair Publishing that The Gardner Team was nominated as a candidate for the distinguished Montclair Publication recognizing "Who's Who" in Real Estate throughout North America.

We'd like to sincerely thank whoever submitted us for this award. We're humbled to be considered for such a great honor, to be nominated by our peers and for the time spent by Montclair carefully qualifying our company.
